General Mills is seeking a Boiler Operating Engineer to professionally respond to customer requests through safely, effectively, and efficiently operate and maintain all high-pressure steam boiler and auxiliary equipment in addition to performing maintenance and repair work.
MAIN RESPONSIBILITIES
In this role you will:
Customer Service
Provide prompt and courteous response to customer requests to ensure customer satisfaction and confidence with Facilities Department.
Maintain ethical, professional, and courteous relations with customers, contractors, and vendors.
Perform as a team member with all employees.
Building Operations
Monitor, maintain, and document proper working condition of boilers and auxiliary equipment.
Respond correctly to emergency situations (e.g. low/high water, ruptured tubes, power fluctuations, etc.)
Maintain boilers at peak efficiency accommodating various load demands.
Curtail natural gas usage using #2 fuel oil, as directed.
Operate emergency diesel generators for power failures.
Able to shut down and restart boilers correctly and efficiently during yearly shutdowns.
Operate, maintain, and repair domestic water systems including wells, water reservoir, and water softeners.
Operate, and perform maintenance and repairs on all mechanical and HVAC equipment as outlined by the building manager or designee including, but not limited to:
Boilers - annual inspections, lubrication, cleaning, inspection of controls and safeties, steam trap testing, flue gas analysis, burner efficiency testing, adjustment
Pumps - alignment, annual inspections, grease bearings, seal and packing replacement
Air compressors - filter cleaning, oil checking and changing, maintain dryers and filters, inspection of controls and safeties
Electrical - basic understanding of electrical systems and safety, read schematics and one-line drawings
Plumbing/Pipefitting - clean drains, thread, solder, and braze piping
At the direction of a Lead Boiler Operating Engineer or higher, make adjustments and changes on boilers and related equipment to maintain established comfort zones within the guidelines set forth by the Building Manager or designee.
Perform chemical analysis tests as set forth by the Lead Boiler Operating Engineer, reporting any abnormalities and substandard results, induce water treatment chemicals at proper amounts and times in heating systems.
Maintain, without flaw or exception, plant logs and files, where appropriate, to include, but not limited to: boiler equipment logs, HVAC/R equipment logs, chemical usage logs, PM records, personal time sheets, etc.
Maintain superior appearance and working condition of all the equipment assigned to the Engineering Department.
Maintain and operate domestic well water reservoir and chlorine treatment systems.
Clean and paint all equipment and surrounding areas designated by the Building Manager or designee.
Safety and Regulatory
Assist to ensure compliance with all Company, City, State and Federal safety and environmental laws, codes, standards and regulations.
Able to maintain computerized record-keeping as needed using appropriate software tools (MS Office, SharePoint, Aware, etc.)
Familiarity with Continuous Improvement, LEAN, Six Sigma tools desirable.
Comply with all GMI Company and local policies.
Other Duties
Follow all current emergency and life safety procedures set forth by GMI and the assigned property, including but not limited to: Operating the Plant Fire Panel (Notifier) and Fire Pumps as well as Providing backup and assistance to security; Assist emergency authorities, as directed.
Be responsible for all tools, uniforms, material, and manuals assigned.
Work the assigned shift. (Note: The assigned shift will include weekends and (holidays)
Arrive at work prior to the start of the assigned shift, and be in full uniform, ready to work, at the appointed time.
Maintain a neat, orderly, and well-groomed appearance in accordance with local policies.
Meet requirements to work different shifts or work late in an overtime condition.
Compose written, factual reports of occurrences and incidents on property.
Manage and direct contractors with an understanding of safety, required licenses, and cost benefit.
Stock and inventory parts and supplies as directed by the Building Manager or designee.
Assume additional duties as delegated by the Building Manager or designee.
MINIMUM QUALIFICATIONS
High School Diploma or equivalent.
1st Class B Minnesota State Boiler License or higher.
3 or more years of experience in boiler operation.
Meet highest attendance and punctuality requirements.
Lift 80+ pounds (e.g. building materials, granite, glass stock, doors, equipment, etc.)
Moves 500-600 pound chemical barrels with the aid of a barrel dolly.
Uses full range of body movements (standing, squatting, sitting, walking, bending, etc.)
Works with arms overhead while on ladder.
Climbs stairs and ladders as part of normal job duties and emergencies.
Manipulates small objects (thermostat calibration tools, small repair parts)
Wear 12-pound average tool pouch.
Use olfactory, auditory and visual senses: Detect audible and visual fire alarm and Central Plant alarm signal when activated; Distinguish different colors (e.g. yellow alarm lights require different response than red alarm lights, wire colors, etc.); Read gauges and thermometers that are installed at odd angles or may be long distances from the floor
Access remote work areas and confined spaces (i.e. Boilers, crawl spaces, roofs)
Communicate effectively both verbally and written.
PREFERRED QUALIFICATIONS
Proficient at electrical and pneumatic control systems.
