Reporting to the Vice President of Real Estate & Development, the VP will have primary responsibility for accessing structuring, negotiating and closing project and corporate financings for the various real estate investment funds sponsored by the company.
The Capital Markets Manager will play a key role in developing and managing a diverse stable of lending relationships in order to facilitate optimal access to the debt capital markets in support of each investment funds capital markets strategy. The position will use your real estate expertise and knowledge to create deals where the capital exists.
Responsibilities Include:
Sourcing, structuring, and negotiating project level commercial real estate financings for multiple property types including medical office, hotels, industrial, mission critical and land
Source and identify capital, analyze credit & market risks, provide useful capital markets Information for decision making, structuring and pricing in order to win real estate transactions
Develop new partnering strategies to expand the scope and depth of financing relationships for on-going real estate deals
Prepare/oversee preparation of information memoranda and associated materials for distribution to potential investors.
Interacting (including making presentations) with the senior management team of the company and with the senior executives of lenders and providers of capital nationwide and potentially internationally
Understanding financing sources for equity and debt exit strategies (buy-out)
Provide strategic leadership and demonstrate creativity in capital structures, investment options, and forecasting.
serve as a continuous resource for financial analysis in making key decisions during and after the development and acquisition stages of a project.
developing and tracking financing initiatives, maximizing leverage from partners and safeguarding those relationships
Develop third party opportunities for debt and financing
Remain abreast of fluctuations in the capital markets and submarket activity
Participate in purchase and sale negotiations
Play a critical role in the Capital Markets due diligence process and participate in the preparation of legal documents with respect to syndication and investor issues, joint ventures and purchase sell agreements
Basic
Bachelors Degree in Finance or related field; MBA, CFA/CPA preferred
Minimum 8 years progressive work experience in real estate & development
Minimum of 5 years of relevant commercial real estate finance experience with a bank, life company, fund manager, REIT, private equity firm or similar provider of debt and/or equity capital
Preferred
Prior deep experience in the structuring and documentation of debt transactions is required. Approximately 70% of this role is execution in nature, 30% of the role is focused on marketing, establishing and expanding capital relationships
Experience with transactions, underwriting, and due diligence a plus
Strong knowledge of finance concepts, including: NOI returns, cash flow returns, internal rate of return, debt yields, present value/discounted cash flow, and capital markets
Sound understanding of commercial real estate and financial products and services.
Successful experience in developing and cultivating long term, mutually beneficial relationships
Strong people skills with high integrity and a team attitude
Strong verbal, written and interpersonal communication skills
Self-starter with ability to multi-task and manage change effectively
