Job Description
The primary responsibility of this position is to ensure that the maintenance of all the properties of Sherman Associates meet performance expectations. This will be accomplished by providing leadership to property-level staff, by maintaining a high level of expectations of maintenance and timely performance and completion of all assigned property maintenance duties and other projects or tasks.
- Conducts site inspections of all properties on a regular basis to make sure that they are meeting company standards including physically walking the property and recognizing potential problems before they become serious and taking preventative and corrective action to ensure that all company policies, applicable laws and compliance areas are being followed.
- Manages, reviews, approves, and monitors the completion of all capital projects being performed at properties. Assists with the preparation of the capital and operating budgets for the properties.
- Evaluates all preventive maintenance, routine maintenance, market ready programs, and all other maintenance programs on each property.
- Responds to issues as requested by the Vice-president of Property Management, Chief Engineer, Regional managers and Property managers.
- Conducts quarterly maintenance audits of all defined properties in your area.
- Writes specifications for all necessary projects.
- Assists with maintenance training.
- Assists with the due diligence inspections on potential acquisition properties.
- Solicits bids from qualified contractors for specified projects. Inspects prior jobs of contractors who have not already qualified.
- Assists with the negotiation of contracts and schedules work to be done with the property manager and the contractor.
- Verifies performance of the contractor and approves or disapproves payment requests.
- Obtains competitive pricing of maintenance services and supplies.
- Assists property staff in coordination of contract and in-house labor.
- Assists property managers with interviews and testing of maintenance technicians. Assists property managers with orientation training of maintenance technicians. .Intervenes in disputes between property management and vendors either by providing advice to property managers or by assuming responsibility for reaching resolution.
- Develops roving and other property staff by ensuring that only the highest caliber personnel are recruited, selected and hired to represent the company. Provides one-on-one coaching, guidance, and mentoring to property leadership. Ensures that all personnel receive appropriate training. Delegates responsibility and authority as appropriate to facilitate staff development.
- Appraises property personnel performance continually, promptly addressing any performance problems through coaching, training, redirection or discipline. Promptly recognizes and encourages good performance. Conducts salary reviews for roving maintenance staff and recommends wage and salary actions.
- Monitors property performance on an ongoing basis. Addresses performance issues immediately by working with the property manager to build a plan for correction.
- Resolves elevated customer complaints and employee relations issues in a manner that is in the mutual best interest of the company and the customer/employee.
- Facilitates the implementation of corporate-wide initiatives including, but not limited to ancillary services of Sherman Associates and the development of the corporate maintenance team.
Job Requirements
MINIMUM REQUIREMENTS- High school graduate or equivalent.
- Minimum of three-years maintenance supervisory experience
- Seven years general residential maintenance experience.
- Special boilers license, and additional technical training desired.
- Good interpersonal skills.
- Valid drivers license and good driving record.
- Proven ability to work successfully in a team environment.
- Well versed in matters of fair housing.
- CRMT accreditation preferred.
- Must provide own hand tools
- Required to travel between sites in greater MSP Metro area in addition to occasion out of state travel.
- Willingness to run errands to hardware store for maintenance supplies, cleaning supplies, or other items.
- Access to reliable transportation.
DESIRED KNOWLEDGE, SKILLS AND ABILITIES
- Office hours may vary due to the specific needs of the property as determined by the director of facilities management.
- Participation in on-call evening and weekend rotation required.
- Skilled in air conditioning, appliances, plumbing, carpentry, roofing, electricity, carpet, vinyl, windows, painting, drywall, and the general knowledge required to read, write and evaluate specifications and contracts for capital projects.
- Be able to follow instructions, both written and verbal.
- Be able to give instructions to others, both written and verbal.
- Report to work at various hours and work late if needed. Willingness to work in the case of an emergency.
- Be able to produce reports in Word and spreadsheets in Excel.
- Provide reliable transportation, for required extensive travel. Keep up with and provide well-documented expense reports for reimbursement.
- Post secondary courses in electrical, plumbing and heating.
PHYSICAL REQUIREMENTS
- Standing, walking, reaching, climbing, bending and kneeling
- Lifting boxes of supplies, furniture, shop material, A/C condenser units, hot water heaters, plywood, etc. of up to 100 pounds.
- Must be able to aid in digging up occasional plumbing leaks on the grounds and make repairs.
- Ability to reach above and below the shoulders.
- Ability to use hands and fingers to grasp, twist and pull.
- Ability to climb a ladder and work above ground.
- Withstand external weather conditions, such as working outside in the rain, cold, heat or other adverse weather.
